About admin01

Sunlight's Story Over 25 years ago Manuel Ribeiro decided to build his own home in Cambridge. Many family and friends were impressed with the quality of workmanship that he had put into his home. Knowing that he could build homes with the same quality and workmanship that he had put into his own home, he started the process to start his own building company. In 1988 he started the company that is now known today as Sunlight Heritage Homes. He brought with him over 15 years of new home construction experience and believes that constant attention to detail will bring you peace of mind in your new home. Sunlight Heritage Homes believes that being a family run business enables us to monitor and manage every aspect and process of your new home. Keeping the building of new homes in the family allows us to maintain a low overhead so the homes can be built at the best possible prices, without compromising the quality and building materials we use giving new home owners more quality for their money is important to us. By having a hands on approach, we are able to insure that every aspect of your home is built as if it were our own, working closely with our staff and trades people. All are hands on both on the building sites and in the office. We only use highly skilled craftsmen that exceed the highest building standards. We believe by using quality trades people, suppliers and dealing directly with our staff you are going to have a home built the way you want. We sincerely believe that you as a satisfied home owner will be one of our greatest assets and it will be our privilege to serve you. We are here to help you in any way we can through the building process of your new home and look forward to meeting you.

Active Lifestyle Communities – Can I bring my pet?

It’s important to continue to live a lifestyle in your retirement that you’ve grown accustomed to, and by that we mean a life with your pet(s).

One of the first questions many retirees ask before making their move is if the active adult community is pet friendly. More builders have taken note of the increase in pet owners. There are adult lifestyle communities across the country that welcome pet lovers and offer amenities like parks and open spaces that cater to their furry friend. While many age-restricted communities have different rules when it comes to pets.

If you’re a pet owner and considering moving to a retirement community, there are several factors to consider:

  • Do the living spaces have enough room to accommodate pets?
  • Are there safe grounds to take the pets for a walk?
  • Are the premises well lit?
  • What kind of pets are permitted, and how many can I have?
  • Is there a size restriction on the pet?
  • Is a pet deposit required? If so, how much and is it refundable?
  • Is there an additional monthly fee for having a pet?
  • What veterinary care services are required before I may bring a pet?
  • Is a vet located nearby?

At the Villages of Sally Creek, we welcome pets. We are a pet friendly community with plenty of green space, trails, and amenities to keep your pet active and those tails wagging.

Active Lifestyle Communities “Hidden Costs”

Clarify the costs of living in the community.

Some adult lifestyle communities require you to purchase a membership to live there, which can be expensive. There will usually be costs associated with community management, upkeep for your home, landscape, and possibly other expenses. The more services offered, or the more exclusive the community, the more costly it is to live there. It is essential to choose a community that works with buyers.

When considering moving to an Active Adult Lifestyle Community or other senior living options, the costs can range vastly depending on the type of living and level of care you are seeking.

At the Villages of Sally Creek, there are no hidden costs. You own your home, therefore there are no costly condo or maintenance fees. In fact, when you purchase a home with Sunlight Heritage Homes you will automatically receive a one-year membership free at the Sally Creek Recreation Centre.

Active Lifestyle Communities: Community Involvement

One of the biggest benefits that 55+ communities offer is the community part. You have a built-in network of peers right there in the neighborhood that work together to advocate certain causes, such as the preservation of nature and character of the community in which they live.

Some of the ways 55+ communities can help build a sense of community are:

  • Connecting residents to their environment by fostering a sense of engagement within the community.
  • Setting up daily, weekly and monthly special activities that encourage sharing and fostering interests such as religion, hobbies, and games.
  • Resident-organized gatherings, group outings, bus trips, and community dinners are also great activities that promote a sense of pride.
  • Searching for opportunities to get involved in surrounding communities allows residents to partner with area brick-and-mortar organizations such as churches, schools, and hospitals. Residents can gain a sense of worth by being able to give back in ways such as tutoring, teaching and mentoring.

Additionally, many families worry about their loved ones living alone as they age. Sometimes the decision to move to assisted living is as much about that fear as any day-to-day needs a senior has. 55+ communities help address that fear. When you know your loved one lives around other seniors that know them and all keep an eye out for each other, those concerns evaporate.

Active Lifestyle Communities – Connecting Socially

Staying physically active is important, but are you aware of the importance of social health as well as the benefits of being social as you age?

Social contact can be just as effective as exercise at improving your mood and quality of life. If you aren’t maintaining social interactions on a daily basis, you may be putting yourself at risk for depression or even dementia. As we age, staying socially active can help you maintain good physical and emotional health as well as cognitive function. Staying social can reduce the risk for Alzheimer’s disease, cardiovascular problems, osteoporosis, rheumatoid arthritis, and even some cancers. It can also help boost your immune system and improve your nutrition since you tend to eat more when you’re around others. Being social can lower your blood pressure and potentially reduce the symptoms of depression.

Active Lifestyle Community residents quickly find themselves integrated into a loving family that’s focused on mutual acceptance and friendly encouragement.

There is a sense of affinity in these active adult communities. When people live like a community, it enhances the quality of life and well-being. You will know your neighbours because you will meet often in recreation centers, shopping complexes, and sports activities such as golf. This way, the residents can connect to one another and have a sense of engagement along with building lifelong friendships.

What defines an Active Adult Lifestyle Community?

Adult lifestyle communities aren’t so different from other residential communities. Aside from their age requirements, most are designed with a retirement-friendly lifestyle in mind.

What Defines an Active Adult Lifestyle Community

These communities can be comprised of single-family houses, condominiums, or townhomes, with units that are owned by the resident. Often, this type of community will be built near shopping, restaurants, parks, and other attractions, since residents are still eager to live an active lifestyle into their retirement years.

Also, unlike some other senior living options, active adult communities do not have on-site dining facilities for residents, nor do they provide any type of healthcare services. However, these communities are conveniently located close to hospitals and other medical facilities.

In a nutshell, these communities exist for people who not only share your interests and passions, and who will also expose you to new and exciting opportunities and become great friends along your journey.

An adult lifestyle community is designed for adults over 55 who are active and independent. If you are too young to be in a retirement home with meals and everyday care you pay for but do want a low maintenance lifestyle, the Villages of Sally Creek is the solution. Sally Creek gives you that flexibility by giving you the ability to transition and downsize to a simpler lifestyle, where you can choose a townhome or a detached bungalow family home.

Thinking about moving into an Adult Active Lifestyle Community?

Located within The Villages of Sally Creek is the adult community you have been searching for, boasting an adult recreation centre, the challenging conjoining Sally Creek Golf Course and walking trails throughout this beautiful area. Buying a new home? Here are 6 things you must do and questions you MUST ask!

If you’ve never built a new home and are unfamiliar with how a home builder operates, then chances are, you will have questions. The below list provides the most frequently asked questions, accompanied by a short answer.

1. Check out the builder:

Many home builders have been in the business for years and produce a quality product. However, a few do not. Check review sites, provincial licensing boards and the local court records to see whether the builder you’re considering has run into any trouble, including lawsuits, complaints with licensing agencies and disciplinary actions. This is also a good time to talk to previous customers.

Sunlight Heritage Homes has been in business for over 30 years and has built thousands of family homes in South Western Ontario and beyond.
Qualified. Trusted. Reliable. More than just words when it comes to selecting the right company to build your next home. In a fast-paced world of mass production and unprofessional workmanship, we realize that homebuyers still believe in both quality and value. As a family run business, we fully understand that the quality of our workmanship is the cornerstone of our reputation, and we embrace the many challenges and opportunities that will lend to our legacy.
Check out our testimonials here: What our clients have to say!

2. Research the community:

There’s no harm in visiting the community you’re interested in building your new home. Get a sense and feel for what’s around, amenities, schools, depending at what stage you are in life, is too close to shopping centres? or perhaps too far?  Before you buy, find out as much as you can both about the area and the subdivision itself. Visit at different times of the day and talk to residents about what they do and don’t like.

Our agents can be a great resource when researching the area and our amenity maps listed on Sunlight Heritage Homes and available to you at our sites. They can be fantastic guides for everything you’re looking for; from schools, shopping, dining, to recreation have all been carefully researched and added to our maps for your convenience.

3. Ask about warranties:

Most builders offer warranties on materials and workmanship. Make sure you understand what is and isn’t covered and what process you need to follow to get something fixed. All home builders in Ontario must be registered with TARION. Tarion’s primary purpose is to protect consumers of new homes by ensuring that builders abide by the provincial legislation. Tarion serves new home buyers and new homeowners by ensuring that one of their life’s biggest investments is protected. Almost every new home in the province is covered by a new home warranty.  This warranty protection is provided by Ontario’s builders and lasts up to seven years. To see if your builder is registered, do a search in the Ontario Builder Directory.

Sunlight Heritage Homes is a Tarion registered builder.

4. Do you provide assistance for selecting the home’s finishes?

Building a new home involves a lot of decisions, especially when it comes to selecting items like cabinets, counters, light/plumbing fixtures, paint colors, etc. For many people, it can be overwhelming. An experienced designer can walk you through the process. Make sure you’re not on your own and the builder has someone to guide you through the selection process.

Sunlight Heritage Homes are designed to fit your lifestyle. And our professional design consultants are here to help you turn your home into a perfect reflection of who you are and how you want to live.

We give you all the options. The possibilities are endless when you design your home with Sunlight Heritage Homes. From hardwoods and tile flooring to an almost endless array of countertops in granite, solid surface and quartz; from the best names and newest looks in fixtures, faucets, and finishes to the hottest trends in lights, cabinetry, and colors, we’ll help you pull your ideas together into a home that’s uniquely yours, just the way you dreamed it.

Our design center was created with you in mind. When you first arrive, you are not overwhelmed with products on top of each other. Each area has been designed to allow you to walk freely with a view of the entire area. From a fully functional designer kitchen to a luxury washroom display you will feel as if you’re at home. Let Sunlight Homes be part of your dream and help you create that home you have always wanted.

5. What standard features are included?

Every home builder includes a set of standard features in each home built while offering extras that cost more. Much like buying a car, you want to find out what is standard and what is extra. What is included and what isn’t is one of the most important questions to ask when buying a new home. The builder should have a detailed “specifications” sheet that details everything that comes standard with your new home.

Sunlight Heritage Homes come equipped with Standard finishes and
the following Main Features:

  • ENERGY EFFICIENT HOMES
  • 7-YEAR INSURED STRUCTURAL WARRANTY
  • FULL BASEMENT
  • HIGH POURED WALLS
  • HEAVY DUTY 2X6 PREMIUM EXTERIOR WALL’S
  • PEX WATER SYSTEM
  • R-22WALL & R-60 CEILING INSULATION
  • HRV SYSTEM

Standard finishes can be obtained by visiting one of our sites or online.

6. How do you communicate and provide service during the design, build and warranty?

Lack of communication is one of the most common complaints from homeowners about their builder. So how do you avoid it? This is another area where your conversations with past customers will reveal the real story. You’ll want to know if the builder responds to your requests promptly and how accessible they are. Do they communicate in a way that works for you? Given the prevalence of technology in our communications with email, texts and internet access, find out how your builder uses technology to improve communication with you.

At Sunlight Heritage Homes we pride ourselves how quickly and effectively we communicate with homeowners and we’ve made even easier with technology.
Sunlight Heritage Homes is proud to announce the “Homeowners Communication Portal”

7 Reasons Home Buyers Prefer New Over Resale Homes

Things to consider when searching for your perfect home.

7 Reasons Home Buyers Prefer New Over Resale Homes

Are you in the market to find the perfect home? Deciding between new vs. resale is an ongoing debate, however, the final decision comes down to what you want out of your home. The purchase price of a new home vs. resale can be relatively comparable but are dependent on thee things: location, build and upgrades.

Cost is important but equally as important is how each home will fit with your lifestyle. Whether you are looking for a property that is “right” for you, looking to change locations, looking for an investment property or if you are a first-time home buyer, there are a few aspects to consider.

Here are the benefits and perks of buying a new build as your next home:

  1. Better Build: New builds are up to date with structural building standards. When you purchase a home with us you can feel comfortable that you are going to pay less on your monthly utility and energy bills.
  2. Little to Zero Renovations and Upkeep: Although home construction does allow you to customize your space after your purchase, a property that needs constant TLC can weigh heavy on your wallet and mind. It is important to factor in any plumbing issues or water damage that will occur through wear and tear which will come at unpredictable costs.
  3. Mess-Free: When buying a new home, you can ensure that there is no mess that you cannot tell the story behind. This means no wine stain on the carpet which probably carries a great story for the previous owners, but in your new home, not so much. Same can be said for any dents in the walls or damages to the floorboards.
  4. New Community Development: Location is an important aspect while finding a home that fits with your lifestyle. New builds are typically located in the suburbs where fresh new communities are springing up. These communities attract new restaurants, stores and entertainment close to your home.
  5. Custom Designs: Your car and your clothing reflect your personality, why shouldn’t your living space? In a new home, you can show off your personal taste to reflect your unique style. Depending on the current progress of a new home and desired possession date, you will have the ability to customize your finishes from the flooring to cabinet colours to the backsplash on your walls.
  6. Higher Resale Value: Unexpected and expected changes happen, new jobs, kids leave home. Sometimes a home simply does not work with our lifestyle anymore. If by chance you want to move a few years after you move in, your resale value will be much higher on a new build that utilizes new technology and moderns finishes.
  7. New Home Warranty: After the purchase of the home, you will not need to budget for annual maintenance within the first few years. With the Tarion Home Warranty you have 7 years of major structural defects, 2 years – plumbing, heating, and electrical systems and building envelope, and
1 year – all other items.

Your new home purchase should be the perfect complement to your lifestyle. Overall, the cost could be greater in an older home; from energy escaping out of the home to the physical upkeep. With more money in your pocket and less time spent at the hardware store; a new build is worth the consideration.
