Design Centre Checklist

I often have people wondering what they will be choosing or doing when they come in for their Design Centre appointment.  This is the fun part of the buying process, when you can choose all of your surfaces and materials for your home.  Custom designing your interiors to help make that house into your dream home.

This is the interior layout of our Design Center and Office.

Each section represents areas of finishes for your home.

Some things I recommend to every homebuyer before coming in would be.  Bring in photos of some inspiration.  If you would prefer a light or dark kitchen etc.  I also would recommend knowing your budget, bring color swatches in, know where you are willing to compromise and where you are not.

The Color Selection Process

Step #1.  Cabinetry and Countertops

We start off with kitchens.  We review your plans with you to make sure everything is correct.  Then we go over your kitchen layout, discuss all of the different cabinetry options you have.  Which details you would like to incorporate such as under cabinet lighting, soft close feature’s, crown molding, 36″ uppers, the options are endless. Range hoods, and countertops and right down to your cabinet hardware.  From kitchens we move right into washroom vanity cabinets.

Step #2 Flooring

Once that is complete we move onto flooring, co coordinating your kitchen selections with flooring options.  Whether it be Ceramic tile, laminate, engineered hardwood or solid hardwood floors.  Flooring for the entire home is chosen.  Tile would then be selected for any tub surrounds or walk in showers.

Step #3 Paint

Next would be paint, we have 7 colors to choose from that come with the home. You would be able to choose from 1 color for the entire home.  Two different levels of different tones are also available as an option.  Or if you want to add accent walls or go bold with color as an option, we have our custom paint deck you can select from.

Step #4 Interior Doors & Door Handles

You then have the choice of different interior doors and door handles.  From a more classic, traditional to contemporary modern looks.  Different hardware finishes such as gold, brushed nickel and antique nickel.

Step #5 Interior Railing & Stain Options

With several options to choose from, several different looks can be achieved with railings.  Classic Colonial or Square-Square both in oak are the base options.  However endless choices from more detailed posts to stainless steel spindles are also available.

Step #6 Fireplaces

Lots of fireplaces to choose from, electrical or gas.  This can automatically change the feel of a room.  Why not surround that fireplace with a mantel, accent wall of ledge stone or wooden panels.  All of these options are here in our design Centre.

#7 Lighting & Electrical

When it comes to lighting we will review your plan and discuss options.  Whether you would like to add capped lights above your island, replace dome lighting with pot lights throughout, this is where we would do it.  We also have a lighting catalogue that you can review, where we offer chandeliers different vanity light options etc.  We also would discuss adding any extra electrical outlets, cable, or switches.

#8 Faucets, Toilets & Plumbing

In this area we go over what kitchen and washroom vanity faucets you have available.  Shower head sets and energy efficient toilets.  Also If you would like to have the spa like en-suite washroom, freestanding tubs and over the counter sinks are also an option.

#9 Mechanical

Here we have water softener systems, Air conditioners, different types of filters for your furnace and much more.  Incorporating these items into your Mortgage Can be a great help if you don’t have the cash to spare right away.

#10 Exterior

Lastly we finish off with exteriors.  Here we have fully finished boards with pre selected Brick, Siding, Aluminum, Shingle and even the color of the front door.  Several color options are available to you.  Window colors come in white, although there are numerous color options available.  These have also been pre selected to work with the exterior board that you choose.
