1. Check out the builder:

Many home builders have been in the business for years and produce a quality product. However, a few do not. Check review sites, provincial licensing boards and the local court records to see whether the builder you’re considering has run into any trouble, including lawsuits, complaints with licensing agencies and disciplinary actions. This is also a good time to talk to previous customers.

2. Research the community:

There’s no harm in visiting the community you’re interested in building your new home. Get a sense and feel for what’s around, amenities, schools, depending at what stage you are in life, is too close to shopping centres? or perhaps too far?  Before you buy, find out as much as you can both about the area and the subdivision itself. Visit at different times of the day and talk to residents about what they do and don’t like.

3. Ask about warranties:

Most builders offer warranties on materials and workmanship. Make sure you understand what is and isn’t covered and what process you need to follow to get something fixed. All home builders in Ontario must be registered with TARION. Tarion’s primary purpose is to protect consumers of new homes by ensuring that builders abide by the provincial legislation. Tarion serves new home buyers and new homeowners by ensuring that one of their life’s biggest investments is protected. Almost every new home in the province is covered by a new home warranty.  This warranty protection is provided by Ontario’s builders and lasts up to seven years. To see if your builder is registered, do a search in the Ontario Builder Directory.

4. Do you provide assistance for selecting the home’s finishes?

Building a new home involves a lot of decisions, especially when it comes to selecting items like cabinets, counters, light/plumbing fixtures, paint colors, etc. For many people, it can be overwhelming. An experienced designer can walk you through the process. Make sure you’re not on your own and the builder has someone to guide you through the selection process.

Fall Home Maintenance Tips

Whether you’re ready for it or not, fall has arrived. As the days get shorter and the temperature more brisk, it’s time to put away the lawn furniture and get your house prepared for what’s in store over the next six months. Here are some tips on things you should do now to help make your home more comfortable during fall (and winter!)



  1. Clean Out, Repair and Secure Loose Eavestroughs And Downspouts
    Make sure to have your eavestroughs clear of debris and downspouts tightly fastened to help protect your roof and your foundation from water and ice damage.
  2. Repair Exterior Caulking Before Winter
    Cracked caulking can cause damage to your windows and will be a source for water to get into your home. Repairing exterior caulking will make your home less drafty and more comfortable while protecting your windows and helping you save on your energy bills!
  3. Fix Cracks in Your Weather Stripping
    Cracks from summer sun and aging reduce the effectiveness of weather stripping to keep the cold out. Weather stripping should be replaced every few years for the best result.
  4. Repair Any Loose Roof Shingles
    Your roof is critical to the integrity of your home. Damaged shingles can cause water leakage into the attic or the space between the roof and your top floor. Also take notice of missing shingles – an indication you have a potential roof vulnerability.
  5. Turn Your Furnace On
    Best way to make sure that you’ll be comfortable this winter is to test your furnace before the really cold winter weather hits. If you’re not sure how well your furnace is working, you’ll have time to have it inspected. Don’t forget to change your air filters too!
  6. Check and If Necessary, Replace Your Carbon Monoxide Detector
    Winter is the season when we are indoors almost all the time and your furnace – and other heat sources – generate carbon monoxide as they heat your home. A carbon monoxide detector monitors levels in your home and will alert you if levels ever rise. Make sure you test your detector regularly and change the batteries.
  7. Ensure Your Smoke Alarm Is Working
    Most home fires occur during the winter, an important reason to check your smoke alarm. Don’t forget to change your batteries on a regular basis too
  8. Protect Pipes in Unheated Areas Around Your Home
    Frozen pipes can cause some serious damage. Look around your home, especially areas where it is not heated and where pipes may run through such as crawlspaces, basements or garages. Wrap the pipes with pre-made foam rubber sleeves or fiberglass insulation. This will reduce the likelihood of your pipes freezing in the winter and bursting.
  9. Turn off any faucets outside
    Water left undrained can freeze, which can cause the pipes to burst. Disconnect your garden house and drain the remaining water.

  10. Put your air conditioning unit to rest
    A/C window units should be removed and properly stored according to the manufacturer’s instructions before winter in order to protect the unit and help keep cooler outside air from getting inside.
    Whole home A/C units should be powered down from the breaker in your main electrical panel. If you have a safety shut-off switch located outside by the A/C unit that should be turned off as well.

Decorating Tips and Home Design

We can all agree that everybody wants their house to look nice, and it is actually not that difficult to accomplish. There are many ways you can spice up your living spaces, such as using pops of color or contrasting wallpapers and designs!

Here are some things that you can incorporate into your living spaces to make them more appear more stylish.

Firstly, authentic textures and natural characters are very in at the moment.

 

 

 

 

So, incorporating things into your home, such as brick or stone, and wood paneling can freshen up the look of your room. Additionally, depending on how you would like your room to look, the colors you choose to work with is quite an important factor to consider. Using light colors can make your room appear larger, and more inviting, whereas dark colors absorb light, thus giving the impression of a smaller room. 

 

 

 

 

 

 

 

Next, pops of colors can really change the appearance of a room for the better, if used correctly of course, and by adding small things, you can give a plain room a whole new look. By having a room with generally one color, such as white, as you can see below, adding any other color will create contrast thus making the room more exciting. Colored paintings, rugs, flowers, throw pillows, paint, and many more items to choose from can all change the way your room looks, and tie it all together.

     

Thirdly, another great way to make a statement is to use various wallpapers, you can easily bring personality to any room by throwing on a cool pattern or texture. Statement walls are especially popular right now and can refresh a room; the bathroom, bedroom, living room, it really works anywhere you’d like.

By using different wallpaper designs and colors, you can set the entire theme for the room as well, so the walls play a very important role in determining the feel and atmosphere of the room. The pink room featured above gives off a funky, hip vibe using pops of hot pink and floral designs, where as the light grey walls featured to the left, is more of a calm, soft atmosphere. Again, colors and patterns are very important factors to consider.

Next, plants can give your room an earthy feel, and are quite popular right now.

 

There are are many benefits to having plants in your home as well, not only do they make your room look and smell better but they also:

  • serve as a mood enhancer
  • encourage stress recovery by lowering heart rate
  • filter airborne microbes, reducing 20% of dust in the household

And those are just some of the ways you can spice up your living space and make it more you.
