Active Lifestyle Communities “Hidden Costs”

Clarify the costs of living in the community.

Some adult lifestyle communities require you to purchase a membership to live there, which can be expensive. There will usually be costs associated with community management, upkeep for your home, landscape, and possibly other expenses. The more services offered, or the more exclusive the community, the more costly it is to live there. It is essential to choose a community that works with buyers.

When considering moving to an Active Adult Lifestyle Community or other senior living options, the costs can range vastly depending on the type of living and level of care you are seeking.

At the Villages of Sally Creek, there are no hidden costs. You own your home, therefore there are no costly condo or maintenance fees. In fact, when you purchase a home with Sunlight Heritage Homes you will automatically receive a one-year membership free at the Sally Creek Recreation Centre.

Active Lifestyle Communities – Connecting Socially

Staying physically active is important, but are you aware of the importance of social health as well as the benefits of being social as you age?

Social contact can be just as effective as exercise at improving your mood and quality of life. If you aren’t maintaining social interactions on a daily basis, you may be putting yourself at risk for depression or even dementia. As we age, staying socially active can help you maintain good physical and emotional health as well as cognitive function. Staying social can reduce the risk for Alzheimer’s disease, cardiovascular problems, osteoporosis, rheumatoid arthritis, and even some cancers. It can also help boost your immune system and improve your nutrition since you tend to eat more when you’re around others. Being social can lower your blood pressure and potentially reduce the symptoms of depression.

Active Lifestyle Community residents quickly find themselves integrated into a loving family that’s focused on mutual acceptance and friendly encouragement.

There is a sense of affinity in these active adult communities. When people live like a community, it enhances the quality of life and well-being. You will know your neighbours because you will meet often in recreation centers, shopping complexes, and sports activities such as golf. This way, the residents can connect to one another and have a sense of engagement along with building lifelong friendships.

Buying a new home? Here are 6 things you must do and questions you MUST ask!

If you’ve never built a new home and are unfamiliar with how a home builder operates, then chances are, you will have questions. The below list provides the most frequently asked questions, accompanied by a short answer.

1. Check out the builder:

Many home builders have been in the business for years and produce a quality product. However, a few do not. Check review sites, provincial licensing boards and the local court records to see whether the builder you’re considering has run into any trouble, including lawsuits, complaints with licensing agencies and disciplinary actions. This is also a good time to talk to previous customers.

Sunlight Heritage Homes has been in business for over 30 years and has built thousands of family homes in South Western Ontario and beyond.
Qualified. Trusted. Reliable. More than just words when it comes to selecting the right company to build your next home. In a fast-paced world of mass production and unprofessional workmanship, we realize that homebuyers still believe in both quality and value. As a family run business, we fully understand that the quality of our workmanship is the cornerstone of our reputation, and we embrace the many challenges and opportunities that will lend to our legacy.
Check out our testimonials here: What our clients have to say!

2. Research the community:

There’s no harm in visiting the community you’re interested in building your new home. Get a sense and feel for what’s around, amenities, schools, depending at what stage you are in life, is too close to shopping centres? or perhaps too far?  Before you buy, find out as much as you can both about the area and the subdivision itself. Visit at different times of the day and talk to residents about what they do and don’t like.

Our agents can be a great resource when researching the area and our amenity maps listed on Sunlight Heritage Homes and available to you at our sites. They can be fantastic guides for everything you’re looking for; from schools, shopping, dining, to recreation have all been carefully researched and added to our maps for your convenience.

3. Ask about warranties:

Most builders offer warranties on materials and workmanship. Make sure you understand what is and isn’t covered and what process you need to follow to get something fixed. All home builders in Ontario must be registered with TARION. Tarion’s primary purpose is to protect consumers of new homes by ensuring that builders abide by the provincial legislation. Tarion serves new home buyers and new homeowners by ensuring that one of their life’s biggest investments is protected. Almost every new home in the province is covered by a new home warranty.  This warranty protection is provided by Ontario’s builders and lasts up to seven years. To see if your builder is registered, do a search in the Ontario Builder Directory.

Sunlight Heritage Homes is a Tarion registered builder.

4. Do you provide assistance for selecting the home’s finishes?

Building a new home involves a lot of decisions, especially when it comes to selecting items like cabinets, counters, light/plumbing fixtures, paint colors, etc. For many people, it can be overwhelming. An experienced designer can walk you through the process. Make sure you’re not on your own and the builder has someone to guide you through the selection process.

Sunlight Heritage Homes are designed to fit your lifestyle. And our professional design consultants are here to help you turn your home into a perfect reflection of who you are and how you want to live.

We give you all the options. The possibilities are endless when you design your home with Sunlight Heritage Homes. From hardwoods and tile flooring to an almost endless array of countertops in granite, solid surface and quartz; from the best names and newest looks in fixtures, faucets, and finishes to the hottest trends in lights, cabinetry, and colors, we’ll help you pull your ideas together into a home that’s uniquely yours, just the way you dreamed it.

Our design center was created with you in mind. When you first arrive, you are not overwhelmed with products on top of each other. Each area has been designed to allow you to walk freely with a view of the entire area. From a fully functional designer kitchen to a luxury washroom display you will feel as if you’re at home. Let Sunlight Homes be part of your dream and help you create that home you have always wanted.

5. What standard features are included?

Every home builder includes a set of standard features in each home built while offering extras that cost more. Much like buying a car, you want to find out what is standard and what is extra. What is included and what isn’t is one of the most important questions to ask when buying a new home. The builder should have a detailed “specifications” sheet that details everything that comes standard with your new home.

Sunlight Heritage Homes come equipped with Standard finishes and
the following Main Features:

  • ENERGY EFFICIENT HOMES
  • 7-YEAR INSURED STRUCTURAL WARRANTY
  • FULL BASEMENT
  • HIGH POURED WALLS
  • HEAVY DUTY 2X6 PREMIUM EXTERIOR WALL’S
  • PEX WATER SYSTEM
  • R-22WALL & R-60 CEILING INSULATION
  • HRV SYSTEM

Standard finishes can be obtained by visiting one of our sites or online.

6. How do you communicate and provide service during the design, build and warranty?

Lack of communication is one of the most common complaints from homeowners about their builder. So how do you avoid it? This is another area where your conversations with past customers will reveal the real story. You’ll want to know if the builder responds to your requests promptly and how accessible they are. Do they communicate in a way that works for you? Given the prevalence of technology in our communications with email, texts and internet access, find out how your builder uses technology to improve communication with you.

At Sunlight Heritage Homes we pride ourselves how quickly and effectively we communicate with homeowners and we’ve made even easier with technology.

7 Reasons Home Buyers Prefer New Over Resale Homes

Things to consider when searching for your perfect home.

7 Reasons Home Buyers Prefer New Over Resale Homes

Are you in the market to find the perfect home? Deciding between new vs. resale is an ongoing debate, however, the final decision comes down to what you want out of your home. The purchase price of a new home vs. resale can be relatively comparable but are dependent on thee things: location, build and upgrades.

Cost is important but equally as important is how each home will fit with your lifestyle. Whether you are looking for a property that is “right” for you, looking to change locations, looking for an investment property or if you are a first-time home buyer, there are a few aspects to consider.

Here are the benefits and perks of buying a new build as your next home:

  1. Better Build: New builds are up to date with structural building standards. When you purchase a home with us you can feel comfortable that you are going to pay less on your monthly utility and energy bills.
  2. Little to Zero Renovations and Upkeep: Although home construction does allow you to customize your space after your purchase, a property that needs constant TLC can weigh heavy on your wallet and mind. It is important to factor in any plumbing issues or water damage that will occur through wear and tear which will come at unpredictable costs.
  3. Mess-Free: When buying a new home, you can ensure that there is no mess that you cannot tell the story behind. This means no wine stain on the carpet which probably carries a great story for the previous owners, but in your new home, not so much. Same can be said for any dents in the walls or damages to the floorboards.
  4. New Community Development: Location is an important aspect while finding a home that fits with your lifestyle. New builds are typically located in the suburbs where fresh new communities are springing up. These communities attract new restaurants, stores and entertainment close to your home.
  5. Custom Designs: Your car and your clothing reflect your personality, why shouldn’t your living space? In a new home, you can show off your personal taste to reflect your unique style. Depending on the current progress of a new home and desired possession date, you will have the ability to customize your finishes from the flooring to cabinet colours to the backsplash on your walls.
  6. Higher Resale Value: Unexpected and expected changes happen, new jobs, kids leave home. Sometimes a home simply does not work with our lifestyle anymore. If by chance you want to move a few years after you move in, your resale value will be much higher on a new build that utilizes new technology and moderns finishes.
  7. New Home Warranty: After the purchase of the home, you will not need to budget for annual maintenance within the first few years. With the Tarion Home Warranty you have 7 years of major structural defects, 2 years – plumbing, heating, and electrical systems and building envelope, and
1 year – all other items.

Your new home purchase should be the perfect complement to your lifestyle. Overall, the cost could be greater in an older home; from energy escaping out of the home to the physical upkeep. With more money in your pocket and less time spent at the hardware store; a new build is worth the consideration.

Then when you add in the cost of a gym membership or personal trainer, trying to workout can seem like mission impossible. Let your home become your motivational haven with your vary own home gym. A home gym might cost a bit of money to get started but once you have what you need, it will pay for itself in no time.

So, even if you’re not an exercise buff, designing your own home gym allows you to create the type of space that is motivates you to get moving Below, you’ll find some design tips to help you turn your home space into home gym that inspires you to become your best.

Space considerations

Adding a home gym doesn’t have to be a major renovation project. Using your basement or spare bedroom are great places to start. Even an uncluttered corner of your living room can work you just have to make sure there will be enough clearance around and above you and your equipment.

If you’re setting up your home gym to have Equipment such as weights or a power rack, it’s going to take up a lot of floor space. These types of equipment such as a Power Racks allow you to set the bar’s height at any level, allowing you to perform a range of different exercises with one machine. Take a look at different types of wall mounted equipment. When not in use them, they can fold up and stick out five inches from the wall, allowing you to have a more versatile gym with both a weight room and free floor spaces.

Flooring considerations

If you plan on using weights or heavy equipment in your home gym, it’s important to make sure that they’re evenly dispersed across your floor specifically ma

ke sure to put heavier equipment evenly on floor joist. You don’t want to load up a dumbbell rack that happens to be in between two floor joists. The average two-tiered dumbbell rack weighs around 700 lbs and Over time you could see the plywood and flooring under the rack is going to warp or it’s going to collapse under the load.

A great type is to use rubber floor mats or platforms. Not only are they vary durable, easy to clean and provide great sound insulation for when you’re at that last set and just have to drop your weights when you finish. Dropping weights can bust concrete and plywood, costing you hundreds to repair so be carful

Equipment considerations

Your equipment is one key to a successful workout. Make sure and take the time to select if you want equipment in your home gym. If so make sure your choosing

equipment that you are going to use on a consistent basis, especially when looking at cardiovascular equipment such as Ellipticals, stair masters or treadmills. While price is often a factor for most people, paying a little more on equipment that you will utilize is a much smarter decision than spending less on a piece that will sit unused.

Resale Considerations

Finally, when deciding on the area you want to layout for your gym, consider how it will affect your home’s resale value. Not all people want a gym in there home and if you have modified the house to have a gym instead of a spare bedroom, you’ll want to make the necessary changes are made to make it a bedroom prior to relisting your home. Buyers like to picture themselves in your home and if exercise is not a part of their lifestyle, a room full of gym equipment is going to decrease the chances that they will fall in love with your home and want to buy it. Don’t forget to put your gym equipment into storage before you sell in order to show off the full potential of the space.

How To Accessorize A Bland Room

You’re sitting in your black and white living room, and you look around at your complete matching furniture set. You seem to have bought everything in that collection at the store, but for some reason, it still doesn’t feel quite right, and you cannot quite put your finger on it. You are sitting there in frustration, wondering why your room still feels empty.                                                                                                                                If this is you, chances are your room is lacking a little something called, “personality”.

If you are going for the minimalist style then you are fine, but if you are looking to spice up your room and make it feel more like you, then keep on reading!

Firstly, a great way to add depth and personality to your room is to add wall decorations, such as artwork, mirrors, tapestries, curtains, whatever you like. One of the main ways a room can feel empty is if its walls are bare. So a great way would be to incorporate some decor to fill them right up. Also, another way to make your room feel more personalized is to add multiple framed photographs, such as friends or family, in order to create your own art gallery wall.

Secondly, this is a very popular tip for adding to any space and almost anywhere you look you will find this tip. Add throw pillows! They can make your room look so much more alive and personalized, not to mention, seating areas are instantly more comfortable with the help of some soft, fluffy pillows. Don’t be afraid to step a little out of your comfort zone by adding a touch of color. Rooms cannot get that exciting if they are just various shades of black and white.

Next, add metallic elements to your space. Think of it this way, whenever you want to look nice, you incorporate jewellery into your look one way or another, and it is not that different when it comes to accessorizing your room to feel more like home. You can do this by adding maybe some mirrors with metallic trim, or some lamps with metallic bases. It is really up to you and your personal preferences.

Next, this tip is beneficial to your space in more ways than one. Start an indoor garden! By this, I mean placing a couple pots or vases with plants around your room. They can either be fake, (If you aren’t that good at keeping plants alive or just are too lazy to be responsible, like me) or they can be real. There are are many benefits to having plants in your home as well, not only do they make your room look and smell better but they also:

  • serve as a mood enhancer
  • encourage stress recovery by lowering heart rate
  • filter airborne microbes, reducing 20% of dust in the household

Now by incorporating some of those tips into your living space, I guarantee your room will feel more inviting and personalized.

5 Reasons You Should Consider Building a New Home

You’ve decided it’s time for a change. There are so many homes on the market and you are overcome with options, however, you simply cannot find a home that meets all your standards and expectations. So what do you do? You settle for a home that’s the closest to what you want, leaving you in regret, thinking of that home that could have been. But wait… There is a way you prevent this, a way to get everything you want, without sacrificing your needs and wants.

Here are 5 reasons as to why you should consider building a new home.

Firstly, this is one of the most important factors people take into consideration when they are purchasing a home; location. People are forced to either sacrifice the home they wanted, because it was in the wrong location, or sacrifice the perfect location, which is unacceptable. When you build a new home, you are in charge of the location, and this can reduce compromises, such as being farther than you’d like from work.

Secondly, a new home is a blank canvas. The future of your home is put in your hands. Will the kitchen have blue cabinets? What kind of back-splash would the bathroom have? Hardwood or tile? It’s all up to you; you get to design your home exactly how you’ve always dreamed it’d be. Not to mention, it is a lot easier to renovate a new home from scratch as opposed to renovating an existing home; additionally, existing homes can hide many surprises, and not the good kind. This can include things like, not being able to remove a wall, thus meaning you cannot achieve that open layout you were hoping for, or spending money somewhere else like fixing the electrical because it was done incorrectly; which takes money away from where you could have spent it on customizing your home.

Thirdly, when building a new home, there is a very low possibility that you will be taken by surprise since you will see the building process of your home, the moment it is built up from the ground. For this primary reason, you will know that your home is being built correctly, as well as the added advantage of being able to have all your questions answered throughout the entire process.

Next, having a new home means it is all new, and under warranty. For example, there is a likelihood that when purchasing a used home, many things need to, or soon will need to be replaced. This can get pretty costly, since replacing things such as roofs, windows, appliances, water heaters, and who knows what, can be expensive. These components of your new home should initially feature the latest building materials and designs, offering years of comfort before ultimately needing replacement…

Lastly, new homes built today are far more energy efficient than homes built even 5 years ago. For instance, why would you settle for energy-wasting , single-pane windows when you could purchase a new home that offers double and even triple-pane windows. More windows means more light after all, thus slicing dollars off of your electricity bills.

Now it is your choice as to what kind of home you would like to purchase, however these are just a handful of advantages that are associated with building a new home.

8 Ways to Maximize a Small Place in Style

You don’t always need a large space to create a stylish room, in fact sometimes a smaller place can look better in comparison to a large room, when styled correctly. After all, it is still possible to paint a beautiful picture on a small canvas!

Keep reading to learn some ingenious tips and tricks on highlighting your small room/lot and initially maximizing its size by barely doing anything at all.

1) Firstly, this one is very helpful to decrease cramped living spaces, also it is guaranteed that, if done right, this will practically always look good. Mount your TV. It is known that media consoles are some of the biggest space wasters in a room, and by mounting your television you are initially regaining precious floor space which you could definitely put a more purposeful use to.

2) Next, this tip is very helpful if you love having family and friends over. It is recommended that you incorporate a sofa bed, or day bed into your space. On a related note, try to integrate more dual purpose furnishings into your living space. For example: an ottoman which can be also used for storage.

3) Then, mirrors are known for visually enhancing your space and tricking the eye into believing the room is larger and lighter.

4) Next, outfitting a small space with large furnishings can make your room look larger as opposed to using many small furnishings which can ultimately make your small space look cluttered, crowded, and messy.

5) Another great furniture tip is awesome to use in any home, and is also perfect for if you love having friends and family over. Get an expandable dining table. That way you are not taking up excess room in the area when you don’t need it.

6) Keep curtains and walls light. This way the room appears larger. Additionally, by hanging curtains a couple inches higher than usual, this leads the eye up, makes the room itself look more elegant, as well as gives the appearance of taller ceilings!

7) Small rugs can tend to visually break up the floor, therefore, large rugs are the way to go to maximize the space!

8) Invest in low seating options. By using low seating, you are making the ceilings look higher. Just add in a couple throw pillows and blankets to make it comfy!

Thank you for reading these tips on how to maximize your living space in style!

Hot Products Used in New Home Construction

There is no doubt whatsoever that everybody wants their house to be physically appealing, and to have that house on the street that everybody envies. There are many hot new products being used in new home construction, some of which are being incorporated into our properties here at Sunlight Heritage Homes.

Firstly, geometric patterns and designs for flooring are currently in the spotlight. They give your space a newly needed edge and design without the unwanted appearance of a cluttered space. They can transform a simple room into something stunning so they are definitely something you should consider if you are looking to update your living spaces. These types of flooring are very popular in bathrooms, however they can be incorporated into living rooms and bedrooms using hardwood, as seen below.

It is no secret that high ceilings, large windows, and open layouts are the key to modern living; a look which a majority of people are striving to achieve. With the continuous flow of light emerging from those gorgeous tall windows, the room is struck with soft sunlight, giving the home an ethereal glow.

Also, to take a step further, installing solar paneling windows would be an excellent idea in order to take advantage of all that incoming sunshine. By doing this, you are saving money by harnessing the power of the sun to your own advantage which you could then use towards lighting and heating as well!

Additionally, speaking of light, unique lighting fixtures are also a must. They add charm to your room and serve as an excellent focal point as well.

Next, a great way to spice up your living spaces is to add a bit of bold coloring. Whether it is the wall color or wallpaper, or some bold furnishings, they will add to your room and help curate a color scheme, this way, you can make any plain room into something fun and exciting.

This one is a personal favorite because of how effective it is; heated floors. This is an excellent feature to incorporate into bathrooms because nothing is worse than stepping out of the shower to be to be greeted by arctic temperature tiles meeting the soles of your feet, and I guarantee that once you are accustomed to heated floors, you will wonder where they have been your entire life.

Those are just a handful of the hot products used in decor and new home construction today!
