Hello Sunlight Family,

With the warm weather approaching most of our new homeowner’s may be looking to get their yards fenced.  As long as final grading has been completed and you have received confirmation,  there is nothing stopping you.  This weeks blog post, we’ve decided to share a few different looks and ideas for inspiration. There are tons of different styles out there based on the amount of privacy wanted.  Here are some photos of our favorite looks.

Adding Curb Appeal To Your Home

Adding Curb Appeal to your home is something that can easily be done.  Here are some tips on how you can accomplish this.

  1. Manicured Lawn- this is very simple way to make your home stand out. 
  2. Paint the Front Door & Trim Most exterior paint will cost you approximately $30 a gallon. Painting your home can definitely add some brightness and revive your house. Pick a bold color that makes your house stand out!
  3. Install new house numbers- If your house doesn’t already come with the house number built into it.  Purchase some new numbers to spruce up the curb appeal. Try to match your new house numbers with the finish that is on your exterior light fixtures. 

  4. Plant a Tree- Planting a tree is one of the most common ways to add curb appeal to your house. Before you plant a tree, consider how big the tree will get and how it will affect your house, make sure that you have enough space for it.
  5. When buying new exterior light fixtures, consider both the style of your home and the function of the lights.  Look for fixtures that have the same mounting system as the current ones that you have to save yourself some time. We hope you found some of these tips useful.

Plants for the Homes

Air Filtering Plants

Florist Mum and the peace lily took the top spots when it comes to air cleaning.  They are both effective at removing amounts of benzene, formaldehyde and ammonia from the air.  Recommendation is having at least one plant per 100 square feet of space. 

The Snake plant is another really popular air-purifying house plant because they’re beautiful and basically impossible to kill — the perfect option if you’re a neglectful young adult.

The Bamboo Palm -This air-purifying palm thrives in shady indoor spaces so it’s a great addition your bedroom or bathroom, especially if you’re going for tropical ~island~ vibes.

Dumb canes come in a variety of beautiful multicolored leaf patterns and they’re super easy to grow and keep as house plants. But they’re actually called dumb canes because of their poisonous effect when eaten, which can slur or stop speech and even close the throat and be fatal in large quantities.  So please make sure to keep them away from young children and pets.

 

Prepping Your Yard For Spring

Happy first day of spring everyone, we thought we would share with you some tips on how to prep your yard for spring time. Hope you enjoy!

Initial Prep Work

  • Wait for Snow to complete thaw
  • Rake your yard to remove twigs, leaves and other debris

Seeding

  • Identify areas of your yard that look thin or patchy
  • Mix soil or compost with a bag of seed
  • Use a rake to break up the ground in patchy areas
  • Spread the soil and seed mixture across patchy areas

Watering

  • Water your lawn long enough for water to reach plant roots
  • Avoid watering for short periods of time on a frequent basis

Mowing

  • check your mowers oil and replace if necessary
  • Have your lawn mower blades sharpened
  • Lower the blades to remove old dead grass

Mulching

  • Buy high quality mulch
  • Add fertilizer to new plants and shrubs before mulching
  • Lay mulch around trees, bushes and gardens

SunlightMaster PMSlo#9AE201Chris Ribeiro, the youngest of the Sunlight Heritage Homes sons runs a few of our construction sites as site supervisor.  Don’t let his young age fool you, Chris knows everything and anything you need to know when it comes to building a home.  On site, he ensures your home will be built exactly how it should be.team-chris

Managing multiple homes can be a tad stressful but Chris always manages to have everything under control.  Chris would be the one that takes our homeowners through their framing walk through making sure their homes are being built just as they should be.  He also is the last face our homeowners see before possession, as he completes the Pre-Delivery Inspections of the homes with them.

Chris leaves our homeowners feelings happy and excited for their move in date.

Our Top 5 Designer Pet Peeves

Our Design Centre experts know how to size up a room at first sight.  Not only can they visualize what the bones of the home will look like in the end result.  They can also fully furnish spaces and envision exactly what the room will look like with furniture.  We thought we would share these common mistakes that happen every day when it comes to interior decorating/design.  These are the little things that we notice immediately!

Poorly positioned art– This has to be my number one pet peeve! I cant stand seeing art poisoned to high.  it should be eye level and not all the way up the wall. To be safe the best height to hang your art would be 57″ front the floor.  If it’s over a sofa or bed remember to hang it about an arms width above the back of the sofa.wrong art
Floating Rug- This is when your rug is too small for the space.  Make sure when rug shopping that you find one that extends to under each piece of furniture in the seating area. This brings the seating area into one and will give you that complete look.  You don’t want it floating on its own in the center.

Matching Everything– Matching furniture sets whether it be for the bedroom, living or dining room.  Rooms that have been purchased from a single source always give the feeling that its missing something and lacking in character.  We encourage you to take your time when furniture shopping.  Pick pieces that compliment one another, similar to how you would choose your wardrobe pieces.

Skimpy Curtains- What is worse than having no curtains?  Curtains that are too short for the window itself.  It is very important that you measure correctly and let curtains touch the floor.  Also another tip, hanging your curtain rod as high as possible under crown molding for example, will help you achieve the look of a taller ceiling.drapes shortVS high and long

Clutter or Bare Spaces-  Make sure you have enough in the space but not too much.  I prefer to use large pieces when it comes to styling accessories instead of having multiple smaller nick knacks everywhere.  You want to make sure that everything is balanced, it definitely will make the room look more put together.Before VSafter

Cleaning & Caring for Granite Counter tops

Some of peoples biggest fears when it comes to a natural stone countertop is the maintenance it may require.  By following a few suggestions your countertops will last you a lifetime while maintaining that just installed look!

Cleaning and Maintenance Tips!

  1. Avoid using cleaning products with any kind of acid, they may cause de-colorations or scratches on your surface.
  2. Kneeling or standing on your countertops should be avoided, as they could crack or break.
  3. Although placing hot pans on granite wont have the same effect and damage as to laminate counters.  This is still not recommended,  this could cause discoloration and/or cracking.  Always use a protective barrier between any hot object and granite such as trivet or mat.

Granite tends to attract soap scum.  Be sure to rinse them with hot clean water on a regular basis and use a paper towel to dry.  Do not use lime removal products or cleaning products that contain ammonia, as this will affect the seal on the stone.

How to Avoid Chips in your Counters

Chips in granite are not too common however they do happen, and when this happens this is usually caused by banging something into the edge of the countertop.  Take care when you handle heavy pots and pans around your granite edges as these are most prone to cause chipping. If a chip does occur and you find the piece that broke hold onto it most of the time this can be fixed.

Sealers

The use of sealers is a great way to protect your counters and the preservation of your granite countertops. Some granite can be very porous.  What a sealer typically does is fill in natural pores and repel spills on the surface, minimizing the absorption.  By Sealing counters, this gives you time to wipe spills away before they have a chance to sink into your stone. Usually after counters are installed they are sealed however we do recommend a re-application of this sealer every year or more often for some light granites.

Benjamin Moore Color of the Year!

 

Color Of the Year- 2017

Benjamin Moore has released their color of the year and we couldn’t be more thrilled.  Color of the Year, Shadow 2117-30.  We are loving the undertones of deep purples in this tone.  Some color pairings that would look great with Shadow would be different shades of purple, greens and ivory’s.

Usually when picking out paint colors there is some sort of inspiration behind it.  This can come from anything from the outdoors, floral’s and even the latest fashion trends.

Here are some examples of the color inspiration pulled from floral’s and how it can be used in a space and the end result.

We also area loving their entire 2017 color palette.  These are our Top four Benjamin Moore 2017 Colors 

2062-20 HC-160 AF-3002114-40

First on our top 4 would be Gentleman’s Gray 2062-20.  This color is extremely on trend right now.   The deep blackened blue is a very masculine tint reminding us of a well tailored suit.  This color would look fantastic with metallic accessories, lighter blue’s, silvers and golden tans.  This color is seen over and over in cabinetry and built in units.  Bye Bye White Hello Deep Navy’s!

Second on our list would be Knoxville Gray HC-160.  Another dark and moody color in blue family.  This color would look fantastic on an exterior all siding home it would instantly update the look.  Or why not paint interior doors?  Change your hardware to the popular bronze or matte gold, this would become a conversation starter for sure!  Another look i love is using this moody color in a powder room, accenting with bohemian reds, porcelains and golds.

Third on the list Dinner Party AF-300.  Although i do think that this next color is extremely bold to be used as a main all over wall color. It is very sophisticated with deep red and black undertones.  I would absolutely use this color in small doses. Wether it be used on the front door of a home, or used in a DIY project re finishing an old piece of furniture.  Another dramatic touch would be to paint the backs of a bookshelf for that daring focal point in a room.

Last but not the least Benjamin Moore’s Wet Concrete 2114-40.  A Classic and elegant choice! This color can be used anywhere in a home.  Looking especially elegant in and en-suite master bath. Or customized into a wall paper look with horizontal stripe panels.  A bold move would be to paint out an entire room including ceilings and baseboards.  You can easily bright up the space with light art work, furnishings and accessories.

Jabbaribar Family Story!

Mr. and Mrs. Jabbaribar moved here four years ago from Iran.  Mr. Jabbaribar works as a technician and Mrs. Jabbaribar as a hairstylist.  They have one young boy who is just starting school, they were both very excited to be buying their first home together.

When asked why they chose Sunlight Heritage Homes, Mrs. Jabbaribar responded that they searched online and Sunlight was one of the top builders that appeared.  When they went to visit the model home they fell in love and decided to purchase ‘The Preston’ model.  They also really loved the unique exterior and modern feel the home had.

Mrs Horman’s Story

We had the pleasure of working with Mrs Horman who had traveled all the way from Thunder Bay!   When Mrs. Horman came in for her color selection i was very curious as to how she had found out about Sunlight Homes, being from Thunder Bay.  She quickly responded that she is originally from Woodstock, that is where all her family is.  She wanted to move back and be around her family.  She had noticed new townhomes being built so she immitiately contacted one of our representatives that she seen on our signs. Homeowner

Mrs Horman went with Our Unit C Model in our townhouse homes in Woodstock- Villages of Sally Creek.  When asked why she chose to go with this unit Mrs Horman said mainly, the views! Who wouldn’t want to look at these view everyday?  I couldnt agree more.

With the large windows facing the golf course tons of natural light pours into the living space.  With the help of myself, one of Sunlight’s Decor Consultant’s, we thoughtfully planned out all of her finishes to make sure everything would work well with her existing furniture.

The model chosen being and inside unit we thought adding extra lighting in the kitchen area was very important.  Under cabinet lighting and pot lights throughout will truly brighten up the space.

She kept her finishes neutral, light and bright.  Her plan is to bring in colors of blues etc with her furniture and accessories.
