Hello Sunlight Family,

With the warm weather approaching most of our new homeowner’s may be looking to get their yards fenced.  As long as final grading has been completed and you have received confirmation,  there is nothing stopping you.  This weeks blog post, we’ve decided to share a few different looks and ideas for inspiration. There are tons of different styles out there based on the amount of privacy wanted.  Here are some photos of our favorite looks.

The Fairway Model Feature

The Fairway- Villages of Sally Creek 

The Fairway Model is featured in our Sally Creek Adult Living Neighborhood.  This two bedroom two bathroom bungalow style home starts at a low cost of $360,400.  With a stone and brick exterior combo that truly adds to its visual appeal.  Upon walking into the home a large tiled foyer greets you, with optimal space.

 

 

 

 

 

 

 

 

 

 

The first bedroom located right off the foyer with its own bathroom and closet.  This bathroom has a dual entry, foyer entry and bedroom entry making it convenient for guests.  As you make your way into the house, a mudroom with laundry is located to the right of you attached to the double garage.  An open concept L shaped kitchen to your left with a centered island and granite counter tops.  Engineered Hardwood in the living area is another feature that comes with this home.  You have the option of four color finishes. 

The master bedroom is located right off the living room with a large walk in closet and
en-suite bathroom.  In the en-suite you get a double sink vanity and tiled shower with optional glass enclosure.

Adding Visual Interest To Your Home

There is so much more that can be done to your newly built Sunlight Heritage Home, than what the brochures have to offer.

For starters, decorative wall molding and wainscoting.  Sunlight Heritage Homes offers all of these decorative accents to be added to your home.  If this is something you are interested in, just ask our decor consultants on the day of your color selection to help come up with a design to be quoted.  If its up a stairway or main focal point in a bedroom, you can never go wrong with adding this feature to your home.

Second Feature that you can add to your Sunlight Heritage Home would be Decorative Ceilings. Where do i begin, there are tons of options when it comes to ceilings.  Simple paint can even make a big difference.  Why not opt for a moody bold color for your ceiling people seem to always forget about that fifth wall.

If your plan chosen already comes with vaulted ceilings, why not add to the original beauty of it.  By adding exposed beams or wood paneling this will have all of your guests oohing and awing.

Tray Ceilings or Coffered ceilings.  The options are endless when it comes to these types of ceilings.  If you went with a dark tone on your walls why not continue that color up to the molding part of the coffered ceiling.  This creates a stunning visual effect.  Adding texture by wallpapering the inside squares is also a beautiful design tip!

SunlightMaster PMSlo#9AE201Chris Ribeiro, the youngest of the Sunlight Heritage Homes sons runs a few of our construction sites as site supervisor.  Don’t let his young age fool you, Chris knows everything and anything you need to know when it comes to building a home.  On site, he ensures your home will be built exactly how it should be.team-chris

Managing multiple homes can be a tad stressful but Chris always manages to have everything under control.  Chris would be the one that takes our homeowners through their framing walk through making sure their homes are being built just as they should be.  He also is the last face our homeowners see before possession, as he completes the Pre-Delivery Inspections of the homes with them.

Chris leaves our homeowners feelings happy and excited for their move in date.

Our Top 5 Designer Pet Peeves

Our Design Centre experts know how to size up a room at first sight.  Not only can they visualize what the bones of the home will look like in the end result.  They can also fully furnish spaces and envision exactly what the room will look like with furniture.  We thought we would share these common mistakes that happen every day when it comes to interior decorating/design.  These are the little things that we notice immediately!

Poorly positioned art– This has to be my number one pet peeve! I cant stand seeing art poisoned to high.  it should be eye level and not all the way up the wall. To be safe the best height to hang your art would be 57″ front the floor.  If it’s over a sofa or bed remember to hang it about an arms width above the back of the sofa.wrong art
Floating Rug- This is when your rug is too small for the space.  Make sure when rug shopping that you find one that extends to under each piece of furniture in the seating area. This brings the seating area into one and will give you that complete look.  You don’t want it floating on its own in the center.

Matching Everything– Matching furniture sets whether it be for the bedroom, living or dining room.  Rooms that have been purchased from a single source always give the feeling that its missing something and lacking in character.  We encourage you to take your time when furniture shopping.  Pick pieces that compliment one another, similar to how you would choose your wardrobe pieces.

Skimpy Curtains- What is worse than having no curtains?  Curtains that are too short for the window itself.  It is very important that you measure correctly and let curtains touch the floor.  Also another tip, hanging your curtain rod as high as possible under crown molding for example, will help you achieve the look of a taller ceiling.drapes shortVS high and long

Clutter or Bare Spaces-  Make sure you have enough in the space but not too much.  I prefer to use large pieces when it comes to styling accessories instead of having multiple smaller nick knacks everywhere.  You want to make sure that everything is balanced, it definitely will make the room look more put together.Before VSafter

Benjamin Moore Color of the Year!

 

Color Of the Year- 2017

Benjamin Moore has released their color of the year and we couldn’t be more thrilled.  Color of the Year, Shadow 2117-30.  We are loving the undertones of deep purples in this tone.  Some color pairings that would look great with Shadow would be different shades of purple, greens and ivory’s.

Usually when picking out paint colors there is some sort of inspiration behind it.  This can come from anything from the outdoors, floral’s and even the latest fashion trends.

Here are some examples of the color inspiration pulled from floral’s and how it can be used in a space and the end result.

We also area loving their entire 2017 color palette.  These are our Top four Benjamin Moore 2017 Colors 

2062-20 HC-160 AF-3002114-40

First on our top 4 would be Gentleman’s Gray 2062-20.  This color is extremely on trend right now.   The deep blackened blue is a very masculine tint reminding us of a well tailored suit.  This color would look fantastic with metallic accessories, lighter blue’s, silvers and golden tans.  This color is seen over and over in cabinetry and built in units.  Bye Bye White Hello Deep Navy’s!

Second on our list would be Knoxville Gray HC-160.  Another dark and moody color in blue family.  This color would look fantastic on an exterior all siding home it would instantly update the look.  Or why not paint interior doors?  Change your hardware to the popular bronze or matte gold, this would become a conversation starter for sure!  Another look i love is using this moody color in a powder room, accenting with bohemian reds, porcelains and golds.

Third on the list Dinner Party AF-300.  Although i do think that this next color is extremely bold to be used as a main all over wall color. It is very sophisticated with deep red and black undertones.  I would absolutely use this color in small doses. Wether it be used on the front door of a home, or used in a DIY project re finishing an old piece of furniture.  Another dramatic touch would be to paint the backs of a bookshelf for that daring focal point in a room.

Last but not the least Benjamin Moore’s Wet Concrete 2114-40.  A Classic and elegant choice! This color can be used anywhere in a home.  Looking especially elegant in and en-suite master bath. Or customized into a wall paper look with horizontal stripe panels.  A bold move would be to paint out an entire room including ceilings and baseboards.  You can easily bright up the space with light art work, furnishings and accessories.

Mrs Horman’s Story

We had the pleasure of working with Mrs Horman who had traveled all the way from Thunder Bay!   When Mrs. Horman came in for her color selection i was very curious as to how she had found out about Sunlight Homes, being from Thunder Bay.  She quickly responded that she is originally from Woodstock, that is where all her family is.  She wanted to move back and be around her family.  She had noticed new townhomes being built so she immitiately contacted one of our representatives that she seen on our signs. Homeowner

Mrs Horman went with Our Unit C Model in our townhouse homes in Woodstock- Villages of Sally Creek.  When asked why she chose to go with this unit Mrs Horman said mainly, the views! Who wouldn’t want to look at these view everyday?  I couldnt agree more.

With the large windows facing the golf course tons of natural light pours into the living space.  With the help of myself, one of Sunlight’s Decor Consultant’s, we thoughtfully planned out all of her finishes to make sure everything would work well with her existing furniture.

The model chosen being and inside unit we thought adding extra lighting in the kitchen area was very important.  Under cabinet lighting and pot lights throughout will truly brighten up the space.

She kept her finishes neutral, light and bright.  Her plan is to bring in colors of blues etc with her furniture and accessories.

Whats happening for 2017 paint and Interior Decor?

Sunlight Heritage Homes likes to be updated with the latest and greatest.  We try to stay on top of all the new and upcoming products so that we can offer you the best! Looking into what we think will be the most popular in 2017 when it comes to paint, materials and surfaces.

We loved Pantone’s color of the year for 2016.  The soft of Rose Quartz & Serenity were seen all over when it comes to interior decor.  Right from Pantone’s website some color pairings, Wether it be a soft or a hard surface, the pairing of Rose Quartz and Serenity brings calm and relaxation.

This subtle combination works so well with other tones including greens and different shades of purples, browns, and all sorts of shades of pink and yellow.

So Whats in store for 2017?
If Spring 2017 Fashion has anything to do with what will be seen in paint colors and design, we are thinking bright bold vibrant colors with some earthy tones.  We cant wait for Pantone’s 2017 color of the year to be announced.

With the colder months approaching some homes have problems with the windows sweating on the inside.  This can happen on any home brand new or older.  If this problem is happening to you then you have a humidity problem.  Your humidity level is a bit too high.  The ideal percentage that your homes should stay around should be 50 to 55 percent humidity.  If your humidity is higher than that your windows will become dehumidifiers and condense water that is in the air, until your humidity level inside drops to the 55 perfect range.

With newer homes they are usually built much more tightly than older.  This can be good for many reasons.  However one bad side effect is that the moisture cant escape as easily.  First thing we would recommend would be to buy an inexpensive hygrometer to monitor the humidity indoors.

condensation-on-windows-1147765It could also be that your new home is still drying out. New concrete, wood and other materials usually take about 12 to 18 months to dry.  This is something that you can’t control, but on cold evenings you can open your doors and let that warm humid air out for at least 10 minutes.

Last week at Sunlight Homes..

Last Friday we said ‘see you later’ to one of our team members who has been with us for just over three years.  Our Lead Designer Draftsman, Philip Coelho.  Philip was such a great asset to the company.

He co- designed our new Design Centre with owner Wilson Ribeiro where we are currently located.  His talent was truly something special,  bringing unique and out of the box ideas into our home designs.  His fresh outlook on spacial design created a different and one of a kind Design Center, that was placed Top 5 Nation Wide!

We thank you for your years of loyalty and commitment to us.  Thank you for becoming part of the family and someone we will never forget.
